The main cultural places and spaces include the historic centre, Teatro Rossini, Casa Rossini, the city’s museums, Rocca Costanza and spaces dedicated to music and events. Among them, the Vitrifrigo Arena hosts international concerts and major world-class sporting events.

Pesaro allows you to enjoy the sea in every season, with a historic centre, culture, sport, nature, events and services active throughout the year. It is a destination where the idea of a holiday can become a genuine lifestyle experience.

Renovation means giving new life to an existing building, preserving its value and reinterpreting it according to contemporary living needs. Palazzo Luce was created from this vision: the character of an existing building meets new standards of comfort, energy efficiency and quality of space in a privileged seaside location.

In addition, purchasing a renovated property may, where the requirements set by current legislation are met, allow access to specific tax benefits.

Location, view, orientation, floor, construction quality, energy efficiency, layout, terraces, insulation, services, connections and the characteristics of the building are among the elements to consider.

12

Property investment

Investment appeal depends on several factors, including location, price, property characteristics, residential and tourist demand, management costs and local market prospects. The seaside area can be assessed according to the specific purpose of the purchase.

A sea-facing residence in Pesaro can represent an opportunity to consider both for personal use and, in compliance with current legislation, as an investment intended for rental. Direct sea frontage, views, outdoor spaces and property quality may contribute to attractiveness and value retention over time.

Sea-front property represents a particularly sought-after and limited category in terms of availability: the scarcity of properties with these characteristics may support good long-term value retention, making a seaside residence an option worth considering from an investment perspective.

Key factors include location, view, distance from the beach, exposure, floor, terraces, construction quality, energy efficiency, services and building characteristics.

The possibility of using a property for tourist rental depends on current legislation, the property’s intended use and any applicable regulations. The specific requirements must be checked before proceeding.

Sea frontage, views, architectural quality, terrace, layout, energy efficiency, comfort and proximity to services are among the elements to consider.

13

Architecture and concept

Palazzo Luce was created through the renovation of a historic building and reinterprets the relationship between home, light and sea. The project enhances extensive glazed surfaces, sea-facing terraces, brightness, comfort and energy efficiency.

Natural light is one of the central elements of the concept. Extensive glazed surfaces bring light into the interiors and strengthen the visual relationship between indoor spaces, large terraces and the Adriatic landscape.

All apartments face the sea. The project is designed to make the sea a daily presence through large openings, generous terraces and spaces designed for a direct relationship between indoors and outdoors.

The interiors follow a contemporary approach, with attention to brightness, comfort, layout and visual continuity towards the outdoor spaces.

The terraces are generous, all facing the sea and conceived as a natural extension of the interiors, allowing residents to enjoy outdoor living while enhancing light, air and the landscape.
